Usually our best deals for clients will come from off market properties. Through or contacts and network of real estate agents, developers and sellers we often have absolute gems that come through the system that we can snap up before anyone even knows they are for sale. Why fight and bid against everyone else on public properties? This is the difference between buying wholesale v retail. Sometimes, there are hidden gems already on the market that people have not seen the potential in, these can also be picked up cheaper with good negotiations if they have been on the market a while.
Making sure you are educated on the process and all expectations are met, we also make sure we communicate with you on each property and it’s potential as well as pro’s and cons, price and everything in-between.
Whilst consulting (and of course knowing you well already) We negotiate both price and conditions on your behalf to get you that perfect property at that amazing price.
Some will need us to see over the contract, maybe to put them in touch with the best solicitors, maybe to get you in touch with the best finance brokers, maybe to consult and talk through certain clauses that we ourselves have been through. maybe you need help with following up on terms in the contract such as title searches, soil tests, council pre approvals etc. We can be there for all of that as well.
Once settlement takes place all the usual solicitor fees, agent fees etc are all settled automatically at the same time. Our 2% fee is also settled during this settlement period.
From there we shake hands and you enjoy that dream property and all of the up side it will bring you in the coming years. Or we go again and again and again to keep the winning process going and accelerate your wealth strategy.
Because of our vast experience in so many different niches, you can also engage us for a separate fee after settlement for consulting on AirBnB hosting and cash-flow, anything farming, acreage clean up and income, subdividing, contacts, income producing ideas, implementation and more.
